The UK property auction sector experienced a slight slowdown in February 2025, with the total number of lots sold decreasing by 4% compared to the previous year. However, the market demonstrated resilience as total revenue at auction climbed by 6.2% to reach £661.4 million.

Residential auctions followed a comparable pattern, with a 4.8% drop in sales volume but a notable 9.2% rise in overall funds raised, amounting to £530 million. In contrast, commercial property auctions faced more challenges, recording a 4.4% decline in revenue to £131.4 million, indicative of a more cautious stance from investors.

From a regional perspective, London performed particularly well over the past three months, achieving a 24.6% increase in total revenue, reaching £294.9 million. The East Midlands and East Anglia saw an increase in listings, though weaker sales rates led to mixed outcomes. Meanwhile, the North-East experienced a difficult period, with revenue contracting by 24.3%. Scotland also faced a significant downturn, with total funds raised declining by 34.2%.

Overall, the market remains stable, but shifting demand patterns and regional disparities underline the need for adaptability in response to evolving economic conditions.
